Park Rules
Daily Rate: $35 | Weekly Rate: $175 | Monthly Rate: $390 + Electric
A Non-Refundable Deposit is Required for Monthly or Longer Stays!
30 Amp – $150 Deposit, 50 Amp – $200 Deposit

Check-In and Out Time:
Check-In Time: 1 pm, Checkout Time: 12 pm. Campers desiring to check in early or check out late may do so, depending upon availability. The late “checkout” fee is $5.00 per hour.
Unit Requirement:
Park Staff will perform an unannounced inspection of each site periodically. Camping units older than 10 years old are only accepted with individual approval by the management. The following items may result in camping not being permitted or a “request to repair or vacate”. Appropriate window coverings must be used for RV windows, e.g. no bed sheets or tin foil. Damage to the exterior of the unit, broken windows, leaks, missing panels, dents, rust holes, mold, mildew, exposed wiring, missing components, offensive/unsightly graphics, tires that are not inflated completely and/or flat, makeshift repairs using tape, tarps and/or other materials not factory installed, unable to be relocated on own power or not towable, units that are not self-sufficient, all trailer tongues or hitches must be in working order and unlocked, electrical plugs from the RV must be in safe working condition, connections free of calcium build-up or corrosion. Warped or melted plugs or protective sheath damage will not be acceptable, sewage lines must have proper flanges and connections with no leakage, sewer hose must be inserted into the drain with a plastic elbow or rubber donut only, Waste Tank Emptying Valve Handles are to remain closed and only opened to be emptied. Window AC, Fans, and tarps are not permitted. The camping unit must be positioned straight on the site and connections on the same side as the park’s utility connections.
Maverick’s Tiny Home and RV Park is not liable for any loss or damage to any guest’s property, due to any failures of services provided.
Water Hydrants:
Guests must always use a heated water hose to connect to the hydrant. During freezing temperatures, all water hoses must be disconnected from the hydrant and the hydrant must be in the complete shut-off position. Connection to the hydrant during freezing temperatures is authorized for immediate use only. Once done using the water, the hose(s) must be immediately disconnected. Connection to the hydrant during freezing temperatures is only authorized while the water is in motion. These rules and procedures ensure that no damage will occur to your hydrant during freezing temperatures. If damage occurs because of non-compliance with the rules, the registered guest will be billed for repairs. No refunds if the guest decides to check out early due to a water outage because of damage to the hydrant caused by non-compliance with the hydrant rules.
Maverick’s Tiny Home and RV Park is not liable for any loss or damage to any guest’s property, due to any failures of services provided.
Campsite Occupancy:
Each campsite is limited to (1) RV and (1) vehicle (1 additional vehicle is permitted, but only if there is sufficient parking space available in front of your site (Vehicle(s) MUST be parked within the rented site only). Guests or visitors may also park along the north side of the property, if space permits, for no longer than one day if needed. If you need assistance with extra long-term parking, please contact management and we will do what we can to assist. Parking anywhere in the park other than your site is not permitted without management approval.
Overnight sleeping is prohibited outside of your camping unit. This includes tents and vehicles parked in your site area.
Minors and Guests:
Registered campers are responsible for all conduct, safety, or damage caused by any accompanying minors and or adult and minor guests. Minors are not to operate any motorized carts, bikes, or vehicles while on the property. If authorities (police) are called to the park because of a disturbance caused by the registered camper, accompanying minors, and or adult and minor guests, you will be required to vacate the park within 24 hours without a refund of any fees paid.
Campground “Quiet time “:
The quiet time is from 11 pm to 7 am daily. During this time, noise and other disturbing activities are not allowed.
Entry, Exit, and Speed Limits:
The park has three entry and exit routes. The speed limit within the park is 5 mph.
Repairs/Maintenance of RV/vehicles:
Major repairs or regular maintenance are not permitted. Minor repairs, fixing flat tires, and battery jumping are permitted within a 2-hour time limit. Washing of the camping unit is encouraged once every 3 months. When washing the unit please use landscaping-safe soap, do not create a hazard or disturbance to others. All vehicles on the premises must be in good working order, licensed, registered, and insured. Customers MUST be able to provide registration and insurance for their vehicles, and camping unit upon park management’s request. If the customer is unable to provide the required registration and insurance for their vehicles, and or camper unit, the customer will be required to vacate the park without any refund of fees paid. Vehicles are not to have missing fenders, fairings, doors, broken windows, etc. Secure your camper and vehicles, the park, its management, and its owner are not responsible for theft or damage of any kind.
All camping units MUST be fully self-sufficient! The park, its management, and its owner are not responsible for any loss or damage caused by power, water, and sewer outages caused by the park or its commercial service providers.
Pets:
2 Pets are allowed. Pets must always be with the owner and on a leash when outside of the camping unit. All poop must be picked up immediately and placed in a bag and the trash! The pet and the pets’ conduct are the responsibility of the registered guest. Management reserves the right to restrict or prohibit noisy, disruptive, or aggressive dogs or breeds. While making reservations, campers must provide their pets’ information, identifying the breed. Pets are never to be chained, tethered outside the RV, or unattended by their owner. Pets are never allowed to run free on the premises. No snakes or exotic animals may be kept in, or brought into, the Park. If the Park offers a dog park as one of its amenities, any use will be at the campers’ and their dog’s sole risk and responsibility. Maverick’s Tiny Home & RV Park, its staff, and its owner are not liable for any damage done to persons or property by your pet(s). The pet owner is solely responsible for any damage done to persons or property by the pet. ($50 fee per occurrence if management must pick up dog poop at or around your site)
Fires in Campground:
Fires are only permitted in commercially purchased BBQ/Smoker units and may only be used for cooking purposes. These units must be used and stored at assigned campsites only. Ground fires are never permitted. All coal must be cooled/moistened and disposed of in covered cans. Coals are not to be dumped on the ground and hot coals must not be placed in trash cans. With any fire, ensure you have the proper fire extinguishers readily available. The registered guest is solely responsible for any loss or damage incurred to themself or neighboring guests’ person and property. Maverick’s Tiny Home and RV Park is not liable for any loss or damage due to fires started by any guest.
Septic/Sewer:
Only use non-formaldehyde products and septic system-approved toilet tissue. Feminine Hygiene products, diapers, paper towels, etc. are to be discarded in trash cans only. Campers will be held financially responsible for damage to the septic system because of pouring chemicals or non-biodegradable products of any type into the system. A sewer hose “donut” or “L” connector is always required. Please be considerate of hair waste and make every effort to place it in the trash instead of allowing it to flow into the septic system. Keep tanks closed and only open when needed to dump.
Electrical:
Campers acknowledge that they connect to park electrical sources at their own risk. Maverick’s Tiny Home & RV Park is not liable for loss, damage, or injury that occurs either directly or indirectly relating to electricity. Surge protectors are strongly encouraged. Do NOT put ANYTHING on the electrical pedestals (magnets, signs, etc.) other than the required electrical cables for your RV unit. If magnets are found on the pedestals, the electric meter will be assumed damaged, and the guest will be billed for repair costs to include materials and labor. RV/trailer MUST be fully self-sufficient. Maverick’s Tiny Home and RV Park, its management, and its owner are not liable for loss, damage, or injury that occurs either directly or indirectly relating to electricity. Electrical outages due to park equipment failure will be repaired in a time frame determined and at the discretion of the park management or owner.
Payment Policy:
Payments by credit card and debit card are accepted. A 4% convenience fee is applied to all credit/debit card transactions. By providing a credit card or debit card number, you are authorizing Maverick’s Tiny Home & RV Park to bill your credit card or debit card for the full amount of the reservation, including any costs accrued at the property, and any outstanding balances not paid at the time of departure. Monthly campers will be invoiced and billed on the 1st day of the month.
Reservation Change Policy:
Service charges may apply for changes to the reservation. One change to the reservation is allowed without incurring a service charge; all subsequent changes will be charged $5.00 per change.
RV Site Rates:
Pay before you stay. No RV, vehicle, or person may stay on the premises without payment in advance. Current rates are $35 per day, $175 per week. Both the daily and weekly rates include electricity, water, sewer, and trash. The monthly rate is $390.00 plus electricity per month. Water, sewer, and trash are included in the monthly rate. Electricity is metered and billed. Camping Rates include 2 adults (18 years or older) and 2 minors per site. All guests 18+ years old staying at the park must provide a copy of their ID.
Deposit:
A deposit of $150.00 for 30 Amp RVs and $200.00 for 50 Amp RVs is due at the time of reservation (monthly reservation stays or longer only) and is non-refundable.
Payments, extending a stay, late pay and returned payment Fees:
All fees are to be paid before parking and connecting to park utilities. Payment to extend a stay must be made before noon on the expected departure date. Campers are advised to reserve their extended stay as soon as possible. Acceptance of extension will be based upon availability. Maverick’s Tiny Home & RV Park cannot guarantee availability until payment is received. A late payment charge will be accrued when any unpaid balances have not been paid by the due date. The late fee is $15.00 per day. If payment has not been made in full by 6 pm on the 3rd day after the due date, the guest MUST vacate the park unless authorized to stay by the park management. Any site that is occupied without written arrangements from management may have utilities disconnected and immediate action may be taken under the trespassing laws. Unauthorized camping units and or vehicles will be towed off the property at the camper’s expense.
Notice to Vacate:
Park Management reserves the right to refuse camping to anyone and to have any camper or guest removed with or without prior notice for violation of rules, stated here or published thereafter. Failure to comply with a demand to depart may result in a violation of trespassing laws and towing of the camping unit at the camper’s expense without liability to Maverick’s Tiny Home & RV Park for any secondary damage to the unit. If any person refuses to vacate the premises, the police department shall remove them before the removal of the Camping Unit. Notice of the removal including the name, address, and phone number of the towing/storage facility will be posted at the campsite, and our park management will have this information. The signing of these Campground rules indicates your authorization for the (park management) to remove the RV/Trailer (camping unit) and contents to a licensed storage facility at the camper’s expense for failure to vacate when requested to do so.
Operation of Business:
Peddling, soliciting, or the operation of a business on the RV Site or the Property is prohibited. Signs for the sale of products, services, vehicles, and RVs are not allowed without park management approval first.
Campsite Cleanliness and Appearance:
Campsite cleanliness is required for aesthetic, sanitary, and safety purposes ($50 fee per occurrence if the management must clean up trash and or pet poop in or around your site). Your site must be kept litter-free. No trash, trash bags, or garbage cans are allowed outside your RV at any time. Decorations for holidays are permitted if they are not disruptive to other campers and are within the site perimeters and removed within 3 days after the holiday. Items that are permitted at assigned campsites include 1 satellite dish (non-penetrating tripod or attached to RV unit), barbeque grill, and outdoor/patio furniture. Clotheslines and storage under the Camping Unit are prohibited. Professional portable camp awnings without sides or with net sides are permitted. (No tarp-created sides, or makeshift awnings) You are responsible for all damage that may be caused by your awning to neighbor units. Staking and digging anywhere on the property is not permitted. Please remember that we have electric, water, and septic lines buried throughout the park. No storage is permitted outdoors, such as crates, bins, boxes, etc. It is at the discretion of the park staff to determine whether a campsite complies (keep the site clean and free of clutter). DO NOT MAKE ANY CHANGES TO THE RV SITE WITHOUT PRIOR WRITTEN CONSENT FROM THE MANAGEMENT.
Decking and Skirting:
Skirting must be done with materials professionally made and intended for RV use, makeshift skirting is not permitted. Decks are permitted only if prior written consent is obtained from the park management and must be removed from the site when vacated. The site should look the way you found it when vacated.
Disposal of Trash:
All trash must be disposed of appropriately in the on-site dumpster to prevent unwanted wildlife and pests. Only household trash is permitted in the dumpster. Furniture or oversized items are not permitted in the dumpster. All trash/garbage must be in trash bags and tied before being deposited in the trash dumpster. No trash is to be left outside of the dumpster. If the dumpster is full, let the park management know so we can have it picked up.
Trailers and Boats:
Trailers and boats may occupy a parking space at your site if they fit within the parking space perimeter of your site. If extra parking space is needed for boats and or trailers, contact the park management and we will assist if possible. Parking in the grassy area of your site is not permitted.
Firearms & Fireworks:
Firearms are NOT allowed on the property. Discharging fireworks is not permitted anywhere on the property. Displaying, discharging, or possessing a gun, knife, or other weapon in any way that may alarm others is not allowed, and doing so WILL result in the immediate requirement to vacate the premises without refund of any fees paid.
Behavior/Public intoxication & illegal drugs:
Illegal drugs, public intoxication, violence, the threat of violence, loud obnoxious, disorderly, boisterous, unlawful conduct, ANY conduct that disturbs or threatens the rights, comfort, or convenience of others will not be tolerated under any circumstances and may result in the notification of police and immediate notice to vacate without any refund.
Cancellations:
We view a reservation as a “two-way” agreement. We agree to hold the space that you have reserved, turning away all further requests, in return for your payment. Refunds will be as follows: Daily Reservations: Cancellations made greater than 7 days or more before scheduled check-in are subject to a penalty equal to one (1) day reservation fee. No refunds for reservations canceled less than 6 days before your scheduled date of arrival. Weekly and Monthly Reservations: Cancellations or no-shows are subject to a $150 fee. No refunds for early departures, late arrivals, inclement weather, power outages, water outages, or acts of nature.
Damages:
Registered camper(s) will be responsible for any damage to the park directly or indirectly caused by any of their campers, minors, or guests. Fees will include all necessary costs for replacement parts and labor and will be billed directly to the reservation holder. Campers will not be permitted to make or arrange for repairs to the park.
Mail and Package delivery:
Not permitted to receive mail or packages at the park at this time. Check with the local post office for mail services. Maverick’s Tiny Home & RV Park is not responsible for any US Postal Service, FedEx, UPS, Amazon, etc. letters or packages.
Payments/Late Payments:
Fees not paid by the due date are subject to a $15.00 late fee per day until all fees are paid in full. Cash is not accepted. Please plan accordingly. If fees are not paid in full by the 3rd day after the due date, the customer will be required to vacate the park, unless otherwise authorized to stay by the park management. If any person refuses to vacate the premises, the police department shall remove them before the removal of the Camping Unit. Notice of the removal including the name, address, and phone number of the towing/storage facility will be posted at the campsite, and our park management will have this information. The signing of these Campground rules indicates your authorization for the (park management) to remove the RV/Trailer (camping unit) and contents to a licensed storage facility at the camper’s expense for failure to vacate when requested to do so. Maverick’s Tiny Home and RV Park is not liable for any loss or damage to the camping unit or your personal property when being towed off the property.
Theft of Service Law:
You may NOT assign or sublet your site. According to Texas Penal Code Section 31:04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We provide service hook-ups for your RV. We require full payment in advance and will prosecute any violations under the “THEFT OF SERVICES LAW’. You are NOT under a landlord/tenant arrangement.
Refusal of Services:
We reserve the right to refuse service to anyone at any time. Any rights granted to overnight visitors in the park are through a revocable license, which may be revoked at any time. Under no circumstances should you consider yourself a tenant with a lease.
Failure to Enforce is not a Waiver:
The failure of Maverick’s Tiny Home & RV Park Management to enforce at any time any provision of these rules shall in no way be construed to be a waiver of any of the rules listed above.
As the name recreational vehicle implies, all units must be mobile and easy to move in the event of an emergency or at the request of management. Park management has authorization to enter the RV for any emergencies or due to abandonment by the guest. If the park management is unable to contact the registered guest within 5 days, it will be assumed that the camper has been abandoned and the park management has the right to enter the camper and have the camper towed off the property at the registered guest’s expense. Maverick’s Tiny Home and RV Park is not liable for any loss or damage when the camping unit is towed off the property.
Damage to Park property, including but not limited to utilities, landscaping; vehicles; streetlights, or signage is strictly prohibited. Guests will be held responsible for the repair of any damage. We reserve the right to refuse service to anyone. Maverick’s Tiny Home & RV Park assumes no responsibility for fire, theft, vandalism, natural happenings, injury, accidents, or losses from any cause. Maverick’s Tiny Home & RV Park is not responsible for any damage to vehicles caused by other guests/visitors. Maverick’s Tiny Home & RV Park is not responsible for any personal property. Maverick’s Tiny Home & RV Park reserves the right to limit the stay and number of persons per site. Willful violation of these rules will result in termination of the reservation/stay and barring from the property. These Rules & Regulations supersede any previously written or discussed. Rules & Regulations; and rates may be changed at any time without prior notice. Please report any problems to Park management immediately. Please notify Park management of any incidents or accidents as soon as possible. For emergencies dial “911”.
